Spring Fever is back!!  Spring fever is a month long celebration in town and on the mountain. Breckenridge is known for having the best snow in spring. There's no better way to end the season than with Breckenridge's Spring Fever Festival.

1st week of spring!!

Lets start the 1st week of spring with some market stats!!

Inventory remains low...about the same as it was on my last update. In fact, only 4 more residential properties are for sale today than one month ago! Here are the number of residential properties for sale in each town: Breckenridge 163, Frisco 9, Copper 30, Dillon 13, Keystone 82, Silverthorne 36.

Under Contract Activity: Remains very strong and is running about the same as last month with just over 300 properties pending. 

Sales: Residential sales are up 16%! In fact, the Summit County Map on this page shows the percentage change in sold properties by town - Some very large gains and the only town without a gain is Dillon.

New Construction: Interesting that of what has sold there has not been too many new construction sales this year. But, of the current number of under contract residential properties about 33% are new construction. 

Property Values: Homes, Residential and Condo average sold prices are all up. In fact, the average sold price is up for residential sales in Breckenridge, Frisco, Copper, Silverthorne, and Keystone. The average sold price is only down in Dillon.

 Summit's Real Estate has been off to a strong start in 2017 with no signs of slowing down.  Come visit and enjoy the epic snow fall and take a look at a few properties.

March is the month that inspires buyers!!

Inventory is certainly low...just take a quick look at the map of Summit County with the total available residential properties for sale. Not much to pick and choose from in today's market.

In fact, the residential percent of the list to sold price is moving above 97% towards 98%. Not a lot of negotiation room or negotiation options. The increase in the number of sales in 2017 shows that there are a lot of buyers ready, willing and able to buy creating a bit more competition for the existing inventory.

As the second month of 2017 comes to a close, prices are up considerably. Interesting to note that the average list price today for residential property in Summit County is over $1.2 million! It is only the first two months of the year, but prices are up for homes, condos and basically all residential sales resulting in the average sold prices in 2017 for condos $427,646, residential sales $721,781 and for single family homes an average sold price of $1,420,356.
